When the fixed term of the AST expires, the agreement continues under the same conditions until the lessor or tenant decides to terminate it. The tenant must have two months` notice, but depending on the agreement, the tenant may have to give less. During this fixed period, neither party may terminate the agreement unless both parties agree.
